The success of retail shopping strips is influenced by a range of factors beyond the standard 6 metre shop front. These factors include location, demographics, usage mix, age, access, and population. Entitled, “Beyond 6 Metres” Nichols Crowder launches its latest series of market reports focussing on suburban shopping strips, revealing their characteristics and secrets to success.
Our analysis focused on usage type across the following retail strips in Melbourne’s Bayside and south east region:
- Balcombe Road, Mentone
- Bay Street, Brighton
- Centre Road, Bentleigh
- Charman Road, Cheltenham
- Church Street, Brighton
- Hampton Street, Hampton
- Main Street, Mordialloc
- Sandringham Village
- Mornington – coming soon
The retail uses across these shopping strips were split across primary, secondary and tertiary (if applicable) precincts, and into the following categories:
- Fresh food: Supermarkets, convenience stores, groceries, butchers, fish shops, fruit and vegetables
- Food services: Restaurants, cafés, takeaway, fast food, pubs
- Professional services: Accounting, legal, banks, brokers, travel agents, estate agents
- Retail services: Dry cleaners, clothing alterations, printing, photo printing, betting
- Retail products: Newsagency, homewares, gifts, hardware, bottle shop, op shop
- Fashion: Women’s, men’s children’s, shoes, lingerie
- Medical: Dentist, doctor, chemist, chiropractor, physiotherapy, optometrist
- Beauty: Hair, skin, nails, cosmetic
- Health: Yoga, gyms, Pilates, spin
- Vacant: Vacant shop or office, or under construction
Some report highlights showed that Church Street, Brighton is dominated by fashion stores, particularly in its primary precinct, while almost one-third of uses in Charman Road, Cheltenham are food services, and that around 20% of uses in Main Street, Mordialloc are professional services.
