Nichols Crowder and Nixon Industrial have released their half yearly Market Report for the six-month period from July through December 2016. The report provides clear analysis and highlights trends regarding the commercial and industrial property markets across the Bayside to Peninsula region.
The Market Report shows strong growth in sales to investors and of off-the-plan warehouses. Investors and SMSFs are feeling more comfortable buying off-the-plan properties and then finding a tenant, indicating a resilient market with buyers taking advantage of low interest rates.
In contrast to rising sales volumes, the number of new commercial and industrial leases declined over the past six months. More tenants became owner occupiers as smaller and relatively more affordable warehouse properties were built, and as interest rates remain low.
