When the owners of 197 Main Street, Mornington decided to sell their small retail shop, they trusted Nichols Crowder to achieve the best result for them.
With the property laying vacant for a number of months being marketed by an out of area agency, it was important for the Nichols Crowder sales team to present the property as best they could to maximise its sale value.
This included organising some repair and maintenance works, both internally and externally. As shown in the photo below, this included Jamie doing some last minute whipper snippering on auction day!
The hard work paid off, with the property selling on the day of auction for $950,000. This was well above the reserve price in a difficult operating environment at the time.
“Having been in the family a long time, it was a very emotional decision for the vendor to part-ways with the property,” explains Jamie.
“In the end it was a great result all round. We were able to negotiate with a tenant directly after the sale to assist the vendor with cash-flow. The purchaser was also happy to have no vacancy once the property settled,” he adds.
